What are the requirements to upgrade from SC salesperson to broker?
To upgrade from SC salesperson to broker, you must have held an active SC salesperson license for at least 3 of the past 5 years, complete 60 hours of SCREC-approved broker pre-licensing education (30-hour Broker A + 30-hour Broker B), pass the PSI broker licensing exam, submit a background check, and apply to SCREC with upgrade fees.
How long does the SC broker upgrade take?
Most SC salespersons complete Fortune Academy's 60-hour broker upgrade course in 6–10 weeks part-time. Add 2–4 weeks to schedule and pass the PSI broker exam, then 2–4 weeks for SCREC to issue your broker license — expect 3–5 months total from enrollment to active broker status.
What is the difference between a SC salesperson and broker license?
A SC salesperson must always work under a licensed broker. A SC broker can: (1) operate their own independent real estate firm, (2) serve as Broker-in-Charge (BIC) supervising other agents, (3) earn higher commission splits by keeping more of each transaction, and (4) expand into broker-level specialties like commercial real estate. Brokers have more responsibility and earning potential, but also more liability.
Do I need to close a minimum number of transactions to upgrade?
South Carolina does not mandate a specific transaction count to upgrade to broker. However, SCREC does require proof of 3 years of active salesperson licensure in the past 5 years. In practice, most brokers close 15–30+ transactions as salespersons before upgrading — the experience translates directly into broker-exam readiness.
What does the SC broker exam test?
The PSI broker exam has 130 questions total — 80 National portion + 50 State portion — with 4 hours testing time. It tests advanced agency law, trust account management, brokerage operations, commercial real estate, advanced finance, and SC broker-specific regulations. The broker exam is significantly more challenging than the salesperson exam.
Can I keep working as a salesperson during the broker upgrade?
Yes. You remain an active SC salesperson while completing broker education and exam prep. Fortune Academy's flexible formats (self-paced online, live virtual, in-person) allow you to keep your full-time real estate practice while upgrading. Many students study evenings and weekends.
