To get a Mississippi real estate license, you must complete the following steps as required by the Mississippi Real Estate Commission (MREC): Complete 60 hours of approved Mississippi Pre-Licensing education Pass the course final exam Find a Sponsoring Broker Apply for a Mississippi Real Estate License (this will be a temporary license) Take and pass the Mississippi Real Estate Exam Take 30 hours of Post-Licensing education Have your permanent license issued
The application fee for a Mississippi Salesperson is $120. The salesperson exam fee is $75. Note: These costs are subject to be changed by the state at any time.
The time it takes to get your Mississippi salesperson real estate license varies per person due to the requirements that must be met: Pre-Licensing coursework, exam, background check, and application processing. The most time-consuming factor involved is completing the 60 hours of Pre-Licensing education. Depending on the candidate, the background check may take some time as well. The MREC website has more information for your specific situation.
Mississippi requires 30 total hours of Post-Licensing, which must be completed within 12 months of issuance of your temporary license. Upon completion of your 30 hours of post-licensing education, you may then apply for issuance of your permanent license.
In most cases, a Salesperson in Mississippi is less experienced than a Broker. There are also more requirements to become a Broker than there are to become a Salesperson. To start, you must successfully complete 60 classroom hours of Pre-Licensing real estate courses.

After you complete all of the Pre-Licensing requirements, you must pass a course final exam. There are 100 questions on this exam, and the minimum passing score is 70%.
To obtain a Mississippi real estate license, you’re required to include the affidavit of a sponsoring broker. It's important to find the right broker to work with since this person will serve as your mentor as you start your new career in real estate. Here are some questions to consider during your search: What is their reputation, both locally and nationally? What kind of real estate agents are they looking for? Are they technologically advanced and up-to-date with the latest systems? How do they support their agents with education and training? What kind of commission structure do they offer? Do they offer benefits? Do they provide their agents with leads and marketing material? Is there room to grow with the brokerage?
In order to apply for a real estate license in Mississippi, you must complete the application and return it to the Mississippi Real Estate Commission. Each question must be answered as required or the application will be returned to the applicant. Included in the application is a background check and you must attach two photographs (front and profile views). After the application has been approved, you will receive a letter of approval/eligibility from the Commission.
Upon approval of eligibility, you’ll be responsible for contacting PSI to schedule an appointment to take the licensing examination. You may sit for the state portion of the examination only twice during the two months immediately following the approval of your application and may sit an unlimited amount of times for the national portion of the examination during the same two-month period. Exams are typically given on a monthly basis at a place designated by the Commission. All applicants are allowed 4 hours to complete the exam. The exam fee for both portions is $75, regardless if you take one or both.
